     Kronos Investment Partners is a Private Equity firm that that buys cash-flowing and under-performing multi-family property in the United States.  We leverage our extensive knowledge of the market to identify opportunities where we can increase rents, reduce vacancy, lower expenses, apply capital improvements and utilize efficient asset management. This not only increases the cash flows for our investors, but it also increases the value of the property because commercial real estate values are derived from their income.

      

       Before we begin sourcing properties, we analyze countless markets and target those that show signs of growth.  By examining dozens of metrics, utilizing local resources, and personally visiting these locations, we can identify cities and neighborhoods where there is current and future demand for the property.  Some of these metrics include population and income growth, current income levels, current and future supply of apartments and the price of homes.  We believe the geographic region is just as important as the property. A strong market will ensure that our properties cash flow regardless of what happens to the overall economy and it pays you, the investor, monthly distributions.
